As an ESG consultant and trainer, I believe the future of business hinges on the ability to hold together three things too often treated separately: financial soundness, responsibility toward people and the environment, and the intelligent adoption of artificial intelligence in everyday processes.

For forty years I've watched banks treat the business plan as a formality — one more piece of paper in the file, requested as a matter of routine and rarely read with any real attention.

The consequences of this approach are plain to see today: on one side, bank officers who struggle to interpret a business plan on their own and increasingly rely on automated analysis; on the other, entrepreneurs who never truly understood the strategic purpose of that document.

The result? In 2025, bank credit secured by mortgage for purposes other than real estate itself grew by 35% compared to the previous year (Real Estate Market Observatory, Italian Revenue Agency – Agenzia delle Entrate). More and more often, the collateral behind the debt isn't the business project: it's the bricks.

In this new podcast episode I tackle the issue head-on, sparing no one — banks, entrepreneurs, and even the professionals who, in some cases, have built unrealistic forecasts just to please the client.
